General FAQs
Approximately one and a half miles.
Yes, but please always keep your dog on a lead. We also ask that you let us know at the time of booking so we can put you in a dog-friendly spot on the site. Max. 2 dogs per booking.
Yes, we sell basic camping essentials, such as bread, eggs and milk, and have recently installed a fabulous freshly ground coffee machine.
We have an onsite games room open 9am-10pm, a playing field, a playground and a crazy golf area
Approximately 10 metres wide.
You can park your car on your pitch. If you have an extra car with you, it must be parked in the car park. Additional cars are charged at £5 per car per stay.

We’re open from 1st March to 1st November.
We take small groups, but at the owner’s discretion, please contact us via email to discuss.
Yes, Calor and Camping Gaz are available to purchase.
No, it all depends on what is available for the dates you require.
Yes, a £25 deposit per touring pitch and £50 deposit per static holiday caravan is required to confirm a booking.
The full balance is due on static caravan bookings 6 weeks prior to arrival. Deposits are non-refundable but can be transferred to a later date at our discretion and pending availability.
Yes, the park has been run by the same family for over 25 years, with many customers returning year after year.
Yes, we have the costal bus 840 that stops right outside out holiday park, which makes it very easy to access Pickering, York, Leeds and Whitby all on the one bus route.
The Black Bull Inn (Separately owned) is right at the front of the campsite and serves up traditional pub food including their legendary loaded Yorkshire pudding loafs and an excellent Sunday carvery. Be sure to make a booking during holidays and weekends.
Touring FAQs
Check-in is from 1pm on the day of arrival
check-out is by 12 noon
Sadly we no longer accept tents. This includes pup tents or tents that are used as awnings
Gazebos are not permitted for health and safety reasons. However, awnings are permitted on the hardstand.
No, open fires of any kind are not permitted onsite. BBQs are allowed, and we have stands available to hire.
Yes, please just keep BBQs off the ground to protect the grass. Stands can be hired from reception
Static Hire FAQs
All our holiday homes can accomodate up to 6 guests. This includes babies or young children in cots
Check-in is from 3pm to ensure we have time to clean the holiday homes thoroughly
Check-out is before 10am on the day of departure
No, all bedding is provided for the amount of people on your booking.
Yes, we have all cutlery, crockery and glassware for a fully equipped kitchen.
We also provide, washing up liquid, washing cloth and sponge
We provide bath matts, toilet paper and some shower gel. Please do bring any toiletries that you may wish to use and a towel
We have two types of holiday homes
Option 1: Pet friendly where your fury friends are most welcome
option 2: No pet holiday homes
Please be sure to book the correct holiday home as a surcharge of £150 will be charged for anyone found to have a pet in a no pet holiday home.
Holiday Home Sales FAQs
We open from 1st March – 1st January each year and in this time you can use your holiday home as much as you wish. It cannot however be your main residence
Yes, There are lots of amazing holiday homes to choose from. You can add and select extras that suit your needs. It just needs to be the right size for the pitch and relevant colour if within our lodge area
We know that purchasing a holiday home is a big decision. We therefore feel our customers should have as much choice as possible, so we work closely with our trusted show-ground suppliers (Bridlington and Driffield). It’s a fun day out and this way customers can have a good look around all different styles and types of holiday homes to ensure it works for them. We will always strive to find deals and great prices for our customers and are happy to quote for many different holiday homes for all budget types without obligation to purchase
It really depends on the type and availability. A holiday home could be ready to be delivered within a few weeks, or if it still needs to be made then this could be up to 6 months
Generally a new holiday home will come with two years manufacturer and build warranty. Appliances have their own warranty dates that will need to be registered. Within this two year period, the customer reports anything to the park and we will manage the process and maintenance
The current year’s fees are £XXXX which covers the ground rent and garden maintenance. Each year they increase with inflation. Please be aware of sites that price hike their fees unexpectedly and without notice
Park fees are due by 1st December each year for the season ahead and are paid upfront
Yes, for all new holiday homes, the park fee is included until the next payment date
It’s very important that you know all associated fees relating to purchasing and owning a holiday home. Utilities, insurance and decking costs are not included in the holiday home fee
No, we do not permit sub-letting. Our holiday homes are exclusive to the owners and their family. Our customers enjoy getting to know their neighbours and building an onsite community
We are a dog friendly site, but other pets such as cats are not permitted for the safety and well being of these animals
CCTV is in operation around the entry to the park and barriers. A secure barrier card / key code entry system is in place alongside ‘live-in’ staff who are onsite 24 hours a day during our open period
- We have many customers that sell their holiday homes for various reasons and the process is easy. The customer informs the park and alongside third party quotes and market values we assess the holiday home to offer a fair price to purchase it from you.
- We have many great testimonials from previous customers that have sold their holiday homes as we offer fair prices. We always recommend doing your research into parks of some holiday parks do not follow this process and offer very low, unreasonable pricing if you wish to sell
- Another option is to remove the holiday home from the park to sell it offsite. We arrange this process also for you to make things as easy as possible
